If you are buying, selling or renting a property, you need to give assurance that all electrics within the property are in good working order and safe. These are now required by law for landlords. Over the past 20 years Flodman Electrical has built up a great partnership with many letting agencies and private landlords by providing this service to them and their property owners. We are aware that rental agreements are processes that have many ups and downs and that is why we make sure, we perform EICRs at a time that is convenient to both you and the tenant. EICRs are also referred to as Periodic Electrical Reports (this was the old term) and they are also known as a Landlord Electrical Certificate. the actual process is a full and detailed survey and finished report that details the condition of the wiring of a property, along with fuse board, sockets, switches and lighting. The Report is there to highlight any potential dangers or areas which require attention, and shows their priority as below: C1– Danger present. Risk of injury. Immediate remedial action required. C2– Potentially dangerous – urgent remedial action required. C3 – Improvement recommended. If there are any Code 1 or 2 faults highlighted, the overall rating will be ‘unsatisfactory’ meaning there are immediate risks to both the property and tenants. These will need to be corrected ASAP, but do not worry, if we are performing this survey, we will of course, tell you how they are rectified and if you wish, we will provide a detailed quote and get the work completed so you can ensure your rental agreement can complete its course without delays. If there is work required, upon completion of the secondary EICR, we will provide an amended EICR or Domestic Installation Certificate, confirming these works have been completed at no charge.

Pending the size of the property, a EICR will take in the region of 1 to 3 hours. To perform a correct assessment of the property, we will need to access all sockets, switches and the fuse board. It is also worth noting that to complete the testing we will need the power to be switched off. So, you do already have a tenant in the building they will need to be aware that there may be some disruption Properties that are being rented out will require a EICR performed every 5 years. Although it is not a legal requirement, it is also recommended that landlords get into the habit of getting a EICR every change of tenancy.
